BUYERS "Want" LIST The following information is design to
help a buyer when considering the purchase of an Omaha area...
1. Style of home. These are the home styles you
will most often find in the Omaha area. * Two Story * One and 1/2 story * Ranch * Split Entry
* Tri-level or Multi-level * Raised Ranch
2. Price. The price of a home is determined by location, newness
and/or condition of the property, size, additional amenities and market conditions. A 4 year old home with 2000 square feet,
in excellent condition, top of the line appliances, and an attractive yard with fence will most often sell for more money
and faster than a similar size home, in the same neighborhood without these amenities. Market conditions refers to such things
as high interst rates, population growth, decreased job opportunities. There is a lot of pride of ownership in the Omaha
area housing market, therefore an excellent selection of homes at any given time.
3. Location. You can drive almost
any neighborhood and see well cared for homes and yards. When you are considering a home purchase, you also need to think
about the selling of that home in the future. Always have your Realtor show you the statistics on sales of homes in the neighborhood
you are considering. How quickly homes sell and at what percentage of the asking price, is important information to know.
We all know to check out the quality of the schools, the safety of the neighborhood, shopping conveniences, closeness
to the interstate, and the neigborhood amenities. But be sure to ask your Realtor about any future growth or changes that
may eventually effective home values in the neighborhoods you are considering. Other important factors would be traffic congestion,
noise, and what we call "the opportunity for happy, serene living".

4. Amenities. This
includes, number of bedrooms, baths, garages, a finished basement, fenced yard, garden areas, architecture, wood/brick/stone
exterior finishes, roof design, closet space, storage, flex space, well designed kitchens, sprinkler or security systems,
on or near walking trails/playgrounds/a lake/recreation area/interstate, etc.
5. Expectations! Established homes
are often a better buy verses a new home because they come with additional amenities, like fenced yards, established landscaping,
sprinkler systems, and generally cost less than a new home of the same size. Many of us base our home choices on budget...and
this is where "what we want and what we can afford" comes into conflict! Most new homes in Omaha are costing
$75-$150 per finished square foot plus lot/land. Whereas established homes may be similar in price per square
ft., but additional amenities are included.
